The living spaces

Behind its ivy-covered exterior, the house opens into a series of generous, characterful spaces where old materials have been brought back to life. Flagstone floors and exposed beams lend warmth and texture, while neutral tones and pared-back design keep the mood calm.

The footprint is made for a full house. A dual-aspect study sits in a leafy corner, complete with a wall-to-wall desk, large L-shaped sofa and widescreen TV for film nights. Elsewhere, a separate snug opens through Crittall-style doors to the terrace, with another sprawling sofa and a wood burner for cooler evenings.

In the former barn, the wine tasting room brings a different kind of drama. A monumental fireplace rises towards the vaulted ceiling, while deep seating invites everyone to settle in as the sun sets.

The kitchen strikes a balance between country comfort and contemporary craft. Time-worn features nod to the farmhouse setting, while stone worktops, handmade Zellige tiles and clean-lined oak give the space a more modern edge.

A monolithic island anchors the room, joined by a double Aga and a separate entertaining counter with a double wine fridge and direct access outside. Just behind, a raised feature fireplace adds warmth and atmosphere – a natural gathering point before dinner, after a swim or on a slow winter morning.

Bedrooms & bathrooms

The bedrooms are calm and understated, with natural textures and the occasional exposed beam drawing the eye back to the architecture.

In the principal suite, ivory and wood tones create a softness that feels especially restful. The dressing area is tucked behind a central wall, with the bed on one side and fitted wardrobes on the other. In the en suite, separate vanity stations, a deep freestanding bathtub beneath the window and a walk-in shower clad in grey stone bring a more spa-like mood.

Elsewhere, the remaining bedrooms retain the same quiet palette. In the children’s room, bespoke oak bunk beds with fitted storage make clever use of the space.

Up in the eaves, the atmosphere becomes more tucked away. A guest bedroom suite features wooden panelling and an en suite where an elevated bath sits beneath an original oval window. Also on this floor, a self-contained annexe incorporates a kitchen, bedroom large bathroom and walk-in shower – ideal for guests seeking privacy.

Outdoor space

Outside, Marsh Farm opens out into the Cotswolds landscape. Manicured lawns, shaped topiary and colourful flower beds are tended by the on-site gardener, while a public footpath offers walks straight from the door.

A large, decked terrace extends from the rear of the house, creating an al fresco dining and living area that draws the inside out. To one side, set within its own private courtyard, the outdoor pool is lined with sunbeds for long, unhurried afternoons.

Leisure & wellness

Marsh Farm has plenty to occupy every pace of guest. There’s a tennis court with a ball machine, a cricket pitch with bowling machine, a golf and a Formula One simulator. Bikes can be stored on site for exploring the surrounding lanes and countryside.

The former stables have also been transformed into a gym and games space, complete with table tennis, darts, a changing area and a small kitchen – giving the more active side of the house its own dedicated clubhouse setting, somewhere to drift between a game, a workout or an evening drink.

The surroundings

Evenlode is textbook Cotswolds: honey-stone cottages, quiet lanes and open meadows. Footpaths lead from the village towards Moreton-in-Marsh, where independent shops, cafés and a weekly Tuesday market bring a gentle sense of local life.

Further afield, some of the region’s best-loved destinations are within easy reach. Stow-on-the-Wold offers pubs, restaurants and boutiques, while Daylesford Organic Farm Shop & Spa is close by for long lunches, treatments and well-stocked provisions. For journeys to and from London, Moreton-in-Marsh station provides direct rail links to Paddington.
