There’s a fantastic sense of privacy established from the outset. Positioned behind a gated entrance that separates the property from its car park and bicycle storage, a silver birch tree-lined path leads the way to a peaceful internal courtyard garden and a glass-clad hallway from which the living quarters unfold.
Encompassing a floor-to-ceiling library packed with page-turners, as well as a kitchen, living and dining room, the home’s social heart is tied together with a palette of engaging materials. Polished concrete floors are complemented by a corrugated metal roof and exposed girders, while a central skylight and soaring, steel-framed glass doors usher in an abundance of natural light to soften the effect. A central seating area features a pair of white tuxedo sofas, arranged around a statement burnished fireplace that adds warmth to the expanse.
True to the building’s entertainment roots, this floor also features a cinema and a games room, together with a second, more intimate reception room and a well-equipped gym.
The kitchen bears a bold look and restaurant-quality amenities. A row of sleek double-height cupboards are accessed via a sliding ladder, offering unending storage options. The culinary station is just as considered – wrapped in stainless steel, it features a double Wolf oven and a butcher’s block-style table for 10. To one side, a convenient utility room conceals the nuts and bolts. Nearby, an 18-seater wooden dining table is tailor-made for hosting. Surrounded by cantilever chairs by Mart Stam and Marcel Breuer, there’s an easygoing mid-century aesthetic set in place.
Set on the first floor, the principal bedroom is replete with textural charm. Outlining a vaulted ceiling, black steel girders and exposed wooden struts accentuate the generous double-height proportions of the space. Light pours in through roof glazing, illuminating the pale floors and brick walls. There’s an expansive dressing room complete with plenty of storage, plus a soothing en suite bathroom featuring an oversized walk-in shower and freestanding bathtub.
Also on this level, a whitewashed guest bedroom is served by a dramatic, charcoal-black bathroom. Here, dark walls and wood panelled floors bring a meditative spa-like quality. Downstairs, another guest bedroom is calming and considered. On the second floor, there’s a conservatory space which doubles as an additional sun-filled guest bedroom.
A patio garden forms the centre of the home, with access via a series of double doors surrounding the space. Paving is interspersed with verdant trees, leading to an outdoor dining table. Gather friends for al fresco entertaining here, while you marvel at the vertical wood panelling and sculptural glazing that forms the exterior façade.
At the top of the house, there’s access to a large terrace finished with sleek wood floors and leafy planting. Make the most of London’s warmer months from this rooftop vista: coffees in the mornings, sundowners come evening.
In walking distance of both Camden High Street and Regent’s Park Road, Delancey Street offers a springboard to the throng of independent shops, cafes and restaurants of nearby Primrose Hill. The views from the summit of the namesake hilltop park – one of six protected viewpoints in London – are worth the climb. Pick up refreshments from Melrose & Morgan along the way, or refuel with brunch at Greenberry. Slightly closer to home, Regent’s Park is moments from your front door – start the day with a jog around the boating lake. Dining options are plentiful here; for laid back evenings, there’s The Engineer – or try Lemonia or Odette’s for special occasions.
